Project Overview

We were tasked with a demolition and the complete build-out of a total of 13,000 sq.ft of office space, warehouse renovations, exterior alterations, roof deck construction and site work for a direct mail and print media marketing company. The project started the first week of January, and working under a tight timeline, we delivered the project on time and within budget, ensuring the client could begin operations as scheduled in April. 

Strategies for Success

  1. Tight Scheduling and Critical Path Management
    To meet the aggressive timeline, we developed a detailed schedule focused on critical path activities. Tasks were carefully sequenced to minimize downtime, with maximum overlapping of trades and activities wherever feasible.
  2. Efficient Collaboration with the Municipality
    Close coordination with municipal authorities ensured all inspections were scheduled and completed without delays. By proactively addressing permitting and compliance requirements, we kept the project moving forward seamlessly.
  3. Effective Demolition and Build-Out Execution
    The demolition phase was executed efficiently, setting the stage for a smooth transition into the build-out. With meticulous planning, we maintained tight control over every aspect of construction, from materials procurement to subcontractor coordination.

    Continuous monitoring of progress allowed us to identify and resolve potential challenges in real-time. Open communication with all stakeholders ensured alignment and swift decision-making throughout the project.

    Through an open-book approach and detailed cost breakdowns, our transparent cost process allowed the owner to confidently authorize project modifications while maintaining trust in every expenditure. 

We completed the demolition and full office build-out within the four-month timeframe and on budget. This achievement reflects our commitment to efficiency, precision, and client satisfaction under demanding timelines.

When we approached Crisafulli Construction with our project for The Mailworks, we knew it was a near-impossible ask: renovate a 53,000-square-foot facility and have it ready for move-in within three months. The Mailworks operates around the clock to produce over 2 million mail pieces per week, so the timing of this project had to be exact. Crisafulli understood that our deadline was firm and without flexibility, ensuring we could continue fulfilling orders without unplanned downtime. The scope of work was immense, including building out 8,000 square feet of new office space in an uninhabited mezzanine, remodeling 5,000 square feet of existing office space, preparing new loading docks, upgrading the parking lot, installing electrical service, and more. Additional work included installing new windows, building outdoor decking, and completing both interior and exterior painting. I have personally overseen several projects of this nature, but this one was by far the largest, and working with Crisafulli was the best experience I’ve ever had with a contractor. Mike, Gary, and their entire team were transparent, reliable, and professional throughout the process. They treated every concern I raised as if it were their own, operated with a sense of urgency at every step, and happily accommodated all change orders. The incredible work they completed is a cornerstone of our growth strategy for years to come. I could not be happier with the results and cannot recommend Crisafulli Construction enough. They exceeded every expectation and set a new standard for excellence in contracting.
